What Closing Costs Should You Expect in Alberta?

Closing day is the finish line, but it comes with a set of costs that are easy to overlook while you are focused on the purchase price. Knowing what to expect keeps the final weeks calm and avoids surprises in your bank account.
For buyers
Legal fees and disbursements
Your lawyer handles the title transfer, registration and the review of documents. Fees vary by firm and by the complexity of the file, and there are usually small disbursements on top for registrations and searches.
Land transfer tax
Alberta charges a land title transfer fee based on the property's value. Your lawyer will calculate the exact amount and include it in the statement of adjustments.
Property tax adjustment
Property taxes are paid on a calendar cycle, so the seller and buyer split the year's taxes based on the closing date. If the seller has already paid the full year, you reimburse your share at closing.
Adjustments and prepaid items
Utilities, condo fees, and any prepaid services are prorated so each party pays for the days they own the property.
Home inspection and insurance
The inspection is usually paid before closing, and home insurance needs to be in place on the day you take possession. Set both up early so they do not compete with the moving costs.
For sellers
Sellers typically pay the real estate commission, their own legal fees, any payout of an existing mortgage, and their share of property taxes up to the closing date. If repairs were negotiated after the inspection, those are usually completed or credited before closing.
How to plan ahead
Ask your lawyer for an estimate as soon as your offer is accepted. A written estimate lets you arrange the funds well before closing and compare the final statement against expectations. Your lender can also confirm how much of your down payment and costs need to be available on the day.
